An asbestos management survey is the standard visual and sampling survey. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect asbestos containing materials (ACMs) in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition. 
It is the minimum required standard under The Duty To Manage (CAR 2012). 
During a full management survey of the premises Breathe Environmental Ltd will access all included areas. Management surveys can involve a combination of sampling to confirm if asbestos is present, or presuming asbestos to be present.
 
An asbestos management survey will include an assessment of the condition of the various ACMs and their ability to release fibres into the air if they are disturbed in some way. This ‘material’ risk assessment will give a good initial guide to managing ACMs within your building as it will identify the materials which will most readily release airborne fibres if they are disturbed. An assessment of the materials in their environment should also be undertaken.
 
Is An Asbestos Management Survey Intrusive?
 
Management asbestos surveys will often involve minor intrusive work and some disturbance. The extent of intrusion will vary between premises and depend on what is reasonably practicable for individual buildings. All areas should be accessed and inspected as far as is possible. Areas should include underfloor coverings, above false ceilings and inside risers and lift shafts where possible. Intrusive work may involve accessing behind fascia and panels and other surfaces. The extent of intrusion will depend on the degree of disturbance that is, or will be necessary for foreseeable maintenance and related activities.
 
Management surveyors are only likely to involve the use of simple intrusive asbestos inspection techniques. Any areas not accessed will be presumed to contain asbestos. These areas will be clearly stated on the survey report and will have to be managed on this basis.

ASBESTOS REFURBISHMENT/DEMOLITION SURVEY

Refurbishment surveys are fully intrusive asbestos surveys within a specified scope that will be targeted to areas that are due to be affected by proposed works, sometimes this can be the whole property.
 
Why do you need an Asbestos Refurbishment Survey?
 
To identify ACM’s that may be disturbed during works. This allows the necessary action to be taken to avoid accidental disturbance.

As part of the Control of Asbestos Regulations 2012 (CAR) all asbestos containing materials (ACM’s) must be removed before the works take place. An intrusive asbestos survey is required to detect all ACM’s before the refurbishment work starts. Should the work begin with ACM’s still present asbestos fibres could be distributed.

With a refurbishment survey it is essential that the scope is agreed and correct prior to commencement. Breathe Environmental will discuss with the necessary parties the scope of works to ensure the survey covers all areas affected.

Once the survey has taken place all samples are tested at a UKAS accredited laboratory and a full report is produced. This will detail where all ACMs were found, the quantity, its type and its risk rating. Breathe Environmental will also provide a detailed conclusion, advising what course of action needs to be taken to ensure the ACM isn't disturbed.
