Asbestos survey in progress

 Asbestos Refurbishment & Demolition
Surveys

Breathe Environmental Services Ltd provides professional refurbishment and demolition asbestos surveys for residential, commercial and industrial properties across Cardiff, Wales and the wider UK. These surveys are designed to identify asbestos-containing materials within areas that will be disturbed during planned refurbishment, renovation or demolition works.

When Do You Need a Refurbishment or Demolition Asbestos Survey?

A refurbishment or demolition asbestos survey is required where planned works are likely to disturb the fabric of a building and asbestos may be present.

These surveys are commonly carried out before:

  • kitchen or bathroom refurbishments

  • rewiring or electrical upgrades

  • heating or plumbing alterations

  • structural alterations

  • ceiling, wall or floor removal

  • roof works

  • major refurbishment projects

  • full or partial demolition

The survey is more intrusive than an asbestos management survey and focuses specifically on the areas affected by the proposed works.

Not planning intrusive works? You may need an Asbestos Management Survey instead.

FAQs:
When is a refurbishment asbestos survey needed?
A refurbishment asbestos survey is needed before work that may disturb the fabric of a building where asbestos could be present. This can include knocking through walls, replacing ceilings, rewiring, plumbing upgrades, removing partitions, roof works, floor replacement, or partial demolition.

Is a survey needed for smaller refurbishment works?
Yes, where the planned work could disturb asbestos-containing materials. Even relatively minor intrusive works, such as chasing into walls or lifting floorboards, may require a refurbishment asbestos survey.

Why is a refurbishment asbestos survey required?
The purpose is to identify and locate asbestos-containing materials within the areas affected by the planned works so they can be safely managed or removed before work begins.

How intrusive is a refurbishment asbestos survey?
These surveys are intrusive and may involve opening up walls, ceilings, floors, voids, boxing and other concealed areas where necessary to inspect the parts of the building that will be disturbed.

Can the survey be limited to one area of the property?
Yes. A refurbishment asbestos survey can be targeted to the specific areas affected by the proposed works, provided the scope is clearly defined.

Who should carry out the survey?
The survey should be carried out by a competent asbestos surveyor with the appropriate knowledge, training and experience.

What is the difference between a management survey and a refurbishment survey?
A management survey is generally used to help manage asbestos during normal occupation and routine maintenance. A refurbishment survey is more intrusive and is carried out before planned work that may disturb the building fabric.
